Thanks for the info.

Didn't know the ECP going to tear down and replacing underground. Those condo owners on ECP stretch going to rejoice, less traffic noise.

There also another rumour flying for years, the red light area going to move to outskirts. That area near to CBD and marina bay, so could be put to better use. :D

Sorry, only the Shears bridge, not whole ECP, becos the bridge affect the development near TP area.

Ok if don't have much $$$ nvm, just target EC, start small, cos after 5 yrs sell also can make some monie! But you better do your own research...

I can't n I don't buy gahmen projects otherwise I would lurve to!

Agreed EC is a good buy no wonder most projects selling very well

There r some can't explain in words, he extracted d Master Plan of TP area & show us there r many things government has plans to development there, e.g.

1) TP RTM Railway took over

2) ECP going to tear down (currently there's an underground highway project replacing ECP)

3) old PSA (beside TP Complex) has make way for some plans for recreation by d sea development

4) exactly next to IP d empty land is bldg a tallest office bldg in S'pore, dat will help push up IP prices

5) there's 2 more hotels Juz build beside Amara Hotel, indicating government is developing Tg Pagar area. And u guys realized much lesser KTV, Pubs or Gay pubs ard Tg Pagar?

6) some HDB flats there if I remember correctly now going to en block

There r more things but I can't remember, will update if I can tink of any.

Dun tink gahmen is tearing down the BS bridge but rather downgrading it from expressway to a major arterial road so that cars can enter Marina Bay directly. The expressway duties will be taken over by the Marina Coastal Expressway (MCE) which is being constructed. It joins from Keppel viaduct near Fuji Xerox bldg via the Marina Barrage tunnel to near the extg ECP at the KPE/Fort Rd area.

I also think Tg.Pagar got heaps of potential. Unlike Raffles Place which is almost 100% office, Tg.Pagar has a better mix of office, hotel, residential. Heard the soho office project PS100 was sold out within a day. So was the nearby 76 Shenton condo. Guocoland is planning for a mixed use office, hotel and resi tower next to Tg.Pagar MRT. Haven't launch yet but I bet it won't be cheap and will certainly set a new benchmark and lift prices in the area.
